Mapping notes

The payload is mapped onto a listing exactly as the agency's own editor would store it. You never send our internal columns; these notes say what lands where and which fields change on the way.

Titles and descriptions#

• The Serbian title and description are required; Serbian is each listing's source language.
• en, tr, de and ru are optional translations, shown to visitors in those languages.

Prices#

• Sale: we store your price.amount and price.currency (EUR or RSD) and derive the RSD price ourselves (amount × 117, rounded, for EUR). You never send it. The derived value must fit an integer column, so a sale above about 18,354,561 EUR (2,147,483,647 RSD) is refused with too_big.
• Rent: we store the monthly rent in its currency and derive the EUR and RSD amounts.

Commission#

commission is stored only for agencies and solo agents. For a bank it is dropped and the item carries the warning commission_dropped.

The agent#

agent.email must be an active member of the agency on Novi Kvadrat. When it is, the listing shows that member as its agent (the name and phone come from the member's own profile; the name and phone you send are not stored). When it is not, the item carries the warning agent_not_member and the listing has no agent.

Virtual tours#

virtual_tour_url is stored only when the agency's plan includes virtual tours. Otherwise it is dropped with the warning virtual_tour_dropped.

Place and coordinates#

• location.place_id is one of our cities or municipalities (Using /vocabularies and /places). A municipality implies its city: send the most specific place you know.
• neighbourhood is free text; there is no neighbourhood list.
• lat / lng are optional. When they fall outside the place's boundary we keep them and add the warning coordinates_outside_place (boundaries are imperfect).

Fields that don't apply#

A field that does not apply to the listing's category is not stored and the item carries the warning field_not_applicable with its pointer.

The mandate#

legal.mandate_attested: true is your confirmation that the agency holds a signed brokerage contract for this listing. It is required to publish (state: "active"), for every agency type. Without it the schema refuses the item; a listing can still be staged as inactive. See Legal.

The broker licence#

The law requires the agency's Register of Brokers number on every listing. When you leave legal.broker_license_no empty on a sale, we use the agency's number from its Novi Kvadrat profile.

What you never send#

Our internal ids, the slug, the status, moderation fields, publication dates and derived columns are ours. The listing's status follows your state and our publish rules (States).
